My insurance company will not return my calls or letters. Agents are never in the office — all I get is an answering machine. My policy is increased without my permission each year, citing a reflection of the current contruction costs in the area (can they continue to do that?). The mortgage company, of course, adds it to my monthly mortgage payment and I am forced to pay it. I will pay my mortgage off in two months. I would like to switch to a consumer-friendly company. Where can I find one?

Insurance companies don't need your permission to raise your rates when you're up for renewal. But, regardless of whether or not your mortgage is paid off, you can always shop around for an insurer with better customer service and lower premiums.
First, check with friends, family, and neighbors about their home insurers. Do they have good things to say about them? Or perhaps someone had a bad experience in the past and will be able to steer you away from a company.
How much you'll be paying for your new policy is also a consideration.
