Condo owners pay an average of $656 per year for property insurance. However, the amount you pay for condo insurance will vary significantly based on where you live. Other factors, like the value of the condo and how much coverage you need, also impact how much you pay for coverage.

Let’s take a closer look at the average condo insurance rates in your state and learn how to find the best deal for your condo.

Key Takeaways

  • Louisiana, Oklahoma, Florida, and Texas residents face the highest average condo insurance rates.
  • Wyoming, Vermont, and North Dakota residents enjoy the cheapest average condo insurance rates.
  • Shopping around and raising your deductible are some of the simplest ways to lower your condo insurance rates.

Average cost of condo insurance in 2025

Condo insurance costs an average of $656 annually or $55 monthly for $60,000 in personal property coverage, $300,000 in personal liability protection, and a $1000 deductible. Premiums vary based on where you live and the value of your condo unit.

Condo insurance rates have been rising for the last several years, and tariffs are expected to drive up the cost of parts and materials needed for property repairs after an insurable event. Experts predict that these higher costs will lead to costly claim payouts for property and casualty insurers, which could ultimately result in higher premiums for policyholders.

Wondering how much condo insurance will cost you? Here’s how to estimate it

Before you buy a condo insurance policy, it’s a good idea to get a rough estimate of how much you’ll pay for coverage. Knowing what to expect can help you budget more accurately, avoid surprises, and make informed choices when reviewing your options.

Before you lock in any particular policy, get multiple quotes to avoid overpaying.

Methodology

Which states have the highest and lowest condo insurance costs?

Condo owners in Louisiana, Oklahoma, Texas, and Florida tend to pay some of the highest insurance rates in the country. That’s largely because these states face a higher risk of natural disasters like hurricanes and tornadoes, which makes coverage more expensive.

The table below highlights the average rates for the most expensive states:

State Average annual premium
Louisiana$1,093
Oklahoma$1,071
Texas$1,007
Florida$962
Alaska$930

On the other hand, condo owners in Wyoming, Vermont, and North Dakota enjoy some of the most affordable insurance rates. The lower risk of natural disasters and more affordable condo values likely contribute to these cheaper rates.

The table below shows the states where condo rates are the cheapest.

StateAverage annual premium
Wyoming$272
Vermont$289
North Dakota$355
Maine$366
West Virginia$373

Why are condo insurance rates rising?

Condo insurance rates have been on the rise due to several factors, including an increase in natural disasters and the overall inflation of repair and construction costs. Insurers are adjusting premiums to account for these heightened risks and expenses, making it essential for condo owners to shop around for the best rates. Additionally, changes in the economic climate and claims frequency can further contribute to rising insurance costs.

Average cost of condo insurance by coverage level

The amount you’ll pay for condo insurance varies by your coverage level. Homeowners who want more coverage will pay more for insurance than someone buying less coverage.

The average cost of condo insurance nationwide is about $55 per month for a policy with $60,000 in personal property coverage, $300,000 in liability protection, and a $1,000 deductible. If you increase your personal property coverage to $100,000 with the same liability and deductible, the average monthly cost rises to around $87.

Average cost of condo insurance from top insurers

Every company has a slightly different method of evaluating rates, which leads to different premiums.

For example, State Farm has the lowest average annual rate at $441. Auto-Owners and Allstate follow, offering relatively affordable coverage at $493 and $553 per year, respectively.

On the other hand, Progressive has some of the most expensive rates, averaging over $833 per month.

The table below shows the average cost of condo insurance by insurance company. Rates are based on $60,000 of personal property coverage, $300,000 of liability and a $1,000 deductible.

Key factors influencing average condo insurance prices

Let’s take a look at the factors that affect condo insurance rates:

  • Natural disasters. Homeowners in areas with more natural disasters often face higher premiums than those in other locations.
  • Location. It’s not just about weather — where you live also plays a role in your rate based on local crime levels and how close you are to a fire station. Generally, lower crime and quicker emergency response times can help reduce your insurance costs.
  • Property features. The condo’s age, size, and amenities all play a role in determining its value — the higher the value, the more it typically costs to insure. Simply put, more expensive properties often come with higher insurance premiums.
  • Your profile. Insurers offer lower rates to homeowners with high credit scores and limited claims histories.

What really affects the price of condo insurance? A few examples

What condo insurance looks like for a family in Texas

Let’s say a family of four lives in the suburbs of Austin, Texas. Their condo is valued at $250,000, and with a basic insurance policy, their yearly premium comes out to around $350.

As the family grows and acquires more furniture, electronics, and other valuables, their insurance needs may change. If the value of their belongings goes up, they might want to increase their coverage to make sure everything’s protected — just in case the unexpected happens.

What condo insurance might cost in San Francisco, earthquake coverage included

San Francisco is known for its higher risk of natural disasters, especially earthquakes. In this example, someone living alone in a $350,000 condo chooses a premium policy that includes earthquake coverage. Their annual condo insurance cost comes out to around $1,200.

Since earthquake protection is typically an add-on, it’s optional – but skipping it could lead to major out-of-pocket expenses if a quake causes significant damage. It’s a trade-off between paying more now or potentially paying a lot more later.

How to find affordable condo insurance rates

Buying an affordable condo insurance policy is a top priority for many households. Follow these tips to find a policy with affordable premiums.

  • Shop around. Getting quotes from multiple insurance companies will help you find the best rate for your situation.
  • Increase your deductible. Insurers often reward homeowners who opt for a higher deductible with a lower insurance premium. If you have the funds on hand to cover a higher deductible, this could lead to savings.
  • Bundle your policies. You can often get a discount if you purchase multiple types of insurance through the same insurance company.
  • Ask about discounts. Beyond bundling, you might qualify for other savings, like loyalty, claims-free, or safety feature discounts. It’s always worth checking — a quick ask could lower your premium.

Frequently asked questions

How much does condo insurance typically cost per month?

According to our data, condo insurance costs an average of $55 per month. However, rates could be higher or lower depending on location, coverage limits, and property value.

Do I need condo insurance if my association has a master policy?

While your condo association’s master policy may cover the building and common areas, it usually doesn’t cover personal property or liability within your unit. So it’s highly recommended that you have a condo insurance policy, also known as an HO-6, to protect your belongings and interior structure.

Is condo insurance mandatory for all homeowners?

Condo insurance is not legally mandated, but many lenders require it if you’re financing your condo purchase. Even if you’re not required to have condo insurance, it’s a good idea to protect your personal property, interior structure and liability with condo insurance.

Methodology

Insure.com collected condo insurance rates from Quadrant Data Services based on two possible levels of coverage for personal property: $60,000 and $100,000. All estimates use a $1,000 deductible and include $300,000 in liability coverage. Rates by state and for insurance companies are averages. National averages are based on all available ZIP codes and coverage levels.
