The homeowner profile is a 35-year-old married applicant with excellent insurance score; new business HO3 policy for house built in 2000 with frame construction and composition roof. Other Structures: 10%. Loss of Use defaulted: 10%. Guest Medical limit: $5,000. Deductible limit: $1,000. Personal property: 50% of dwelling coverage for replacement value

What property features affect home insurance rates?

Any property feature that makes your home riskier or more expensive to insure can raise your rates. Here’s what matters most:

  • Location. Homes in areas prone to fire, flooding, or other environmental risks typically see higher rates.
  • Home age. Older homes tend to cost more to insure. “Older homes typically have higher insurance premiums because their electrical, plumbing, and roofing systems are often older, increasing the likelihood of insurance claims,” says Zhaneta Gechev, owner of One Stop Life Insurance in Las Vegas.
  • Home size and renovations. A larger home means more area to cover, and upgrades can push your rate up further. “Renovations, such as new flooring or a modernized kitchen, can increase the home’s replacement cost and, consequently, the insurance premium,” Gechev says.
  • Risk factors on your property.
